I would, from the brief information you are giving, estimate between 2-3K per month on an annual lease for a company that would not be able to accomodate municipal or on site personnel. If it were zoned for industrial; tractor trailers, landscaping or contractor equipment, it would be more available. You would need to check zoning.

How many cars will it hold? Are you currently enjoying an income from it? If so, what were your gross sales in 2007. What was your payroll, insurance and maintenance?
