I have a 3/2 home in West Boca that will be empty on April 1. I want to sell it,anyone have any feel for the

market in the Lyons/Yamato area?

The market, in general, is down in all areas, however, after having lived through out the Boca Raton area for over 25 years, Boca Raton is still the preferred city to live and it's property values are still good and always will be. The market has been picking up in all areas. The best bet for you is to interview potential realtors and get a CMA done. If your looking to rent to own home s any where. You should just call up non-owner occupied or vacant property owners and ask them if they would consider owner financing there property. Richard,

That is a great area. I have a question though, is the home going to be completely empty prior to sale? I ask because it is easier for a potential buyer to see a home with furniture in it (even if you are not living there) to get a better feel of where their things would go.

Another suggestion if you are amenable to it, is renting the home. I am not sure what your circumstances are at the moment but the rental market is pretty good right now and you could keep the property as an investment.

To do comps and come up with a market value for your home I need to know:
# bedrooms, (3) # baths, (2) # living sq ft, lot size
view-lake? pool? (size)
year built
name of community.
near turnpike or major road?
