I would need to do several things to estimate the value. My estimation of value would be different than any other Realtor in the area. I have been in Real Estate sales since 1989 and co-own a Residential Construction firm in Belmont since 1985. I would take all my years of construction, entitlements and sales and arrive at a price that might surprise you................of course, dependent on severals things i.e., location, condition, square footage, zoning, age, rent, etc.

Since 2002 there have only been 13 duplexes that have sold in San Carlos. The average sale price from then until now is $820,000. As others have mentioned, a lot depends on where it is located. I would not plan on getting the higher end of the range as mentioned with the most recent sales. In general the multi-family market is a bit challenging right now.

The value of any property is dependent upon the location, location and location, and San Carlos is a good place to start.
The last two duplex sales in San Calos were last summer and they sold for $980,000 and $1,080,000.
Without more information it is difficult to say where your units fall within this range.
The overall market is about the same as last summer so I would say these would be good comparables.

I recently sold a duplex with two 2 bedroom 1 bath units on Elm Street above downtown San Carlos.
Sales price was $980,000.
As Bob indicates below without additional information it is impossible to put an accurate value on your property. The value will be based on location, size of units, garages, degree of updating, etc.
