I am a local Real Estate agent here on the Big Island, I specialize in Real Estate Sales for Hilo and Puna, and currently live in Orchidland myself. I am assuming that you property is located in HPP as that is the common subdivision for 1 Acre lots. There have been 58 home sales since Janurary 2008 in HPP. The Average Sales price in HPP is currently $292,170. There are currently 181 homes for sale in HPP and 50 of them are 4+ bedrooms with the average listing price of $358,000. We currently have enough inventory just in HPP to last a year and a half. If you need to sell it must be priced ultra-competitively to move it. If you don't need to sell, I would recommend waiting until the market trends back up in the next 3-5 years.
