There are currently two 2 bedroom / 2 bath units for sale, priced at $65,000 and $39,900. There was a 2 / 2 that sold for $38,500 in March. There is also a 1 / 1 with a list price of $45,000 that is under contract (we won't know the sale price until it closes). Condition often plays a factor in the pricing, so I would need to see your unit to get a better idea of what it could sell for. The unit for $39,900 is a foreclosure, but it appears to be fully renovated. Given the price and condition, that will be the unit you will need to compete against. The unit that sold for $38,500 had some updating, but looks like it could use renovation. I have been in your building several times showing units, therefore I am familiar with your location.

In general, the market conditions have improved and property are selling a little faster than they were a year ago. The prices are still depressed from what they were during the real estate boom and it will probably be a long time before the prices recover to that level.

Doesn't look good. :( The only sale in the building so far in 2012 was a 2/2 that sold in March for $38,500. There's currently one unit under contract (a 1/1 short sale pending lender approval with list price of $45k) and there are 2 units (both 2/2) currently active at $39,900 and $65k. 4 listings have expired so far this year (priced from $54k to $175,650). So, if you can afford to sell your condo for $40k you're good, but if you need to sell it for more than that, it's probably not a good time to do that.

Julie, There have been multiple sales in your area in 2012. The current value of your home would depend on various factors including: complex name, FHA approved?, area demand, lender's appraisal, and recent sales. 2012 condo sales in area include: Slaton Manor $43K, Pharr Manor $50K, Eclipse $173K - $215K, Concorde $138K - $399K, and Halton Hall $347. Hello Julie--
I can only find one listing in your complex from the last year. Unit #102 is currently under contract. The asking price is $45,000. The sale price will be public after the unit closes.
It looks clean, but is not updated.
