I have seen quite an increase in home selling in the Englewood area. The homes have lost their value, however, about 25 to 30%. Water front properties, more-that is comparing the last 2 years in solds. The homes that are priced realistically will sell first. Today's market is not a time to "pad" the price. We still have low-ballers, short sales, and forclosures. Mostly short sales and forclosures are selling, however. As previously stated, there has been recent strong activity in the local market. The real test is going to be what is going to happen over the next 3 months. If the tendency toward an active market continues, it might be the sign we are looking for.

There is a lot of sales activity in the Englewood area and if historically will increase for the next 60 days as many "Snowbirds" will buy before they leave. If priced and marketed correctly homes are selling. Please feel free to contact me for an evaluation.
