In DC Ranch there are currently:

114 Properties for sale
024 Short Sale / Pre Foreclosure
004 Lender Owned

In Windgate Ranch:

018 Properties for sale
003 Short Sale / Pre Foreclosure
000 Lender Owned

In DC Ranch there are 85 homes in pre-foreclosure that a Trustee Sale Date has been issued (pre-foreclosure not necessarily listed on the market)

In Windgate Ranch there are 7 homes in pre-foreclosure that a Trustee Sale Date has been issued (pre-foreclosure not necessarily listed on the market)

Hi Max, not necessarily. Since I live in the community there has been an overall decrease of short sales and foreclosures coming on the market. I think with the 2012 short sale tax credit expiring, from taxable income any mortgage debt written off by their lenders in a loan modification or short sale (selling the home for less than the mortgage balance, with the lender agreeing to take the loss). But the exclusion expires at year-end, unless Congress extends it. If you're headed for a short sale and don't want to risk losing Uncle Sam's generosity, it's best to get started.

Unless its re-instated we will continue to see a decrease. However, as provided by the other realtors there are still some great deals available and they do not stay on the market for very long.

Hi Max, DC Ranch and Windgate Ranch are awesome communities located 2 minutes from the 101. They offer just about everything for a complete lifestyle. Congratulations on your move to Phoenix. To answer your question I have actual numbers for you. There are as of today 4/17/2010 177 active, pending and under contract with contingency homes in the DC Ranch and Windgate communites of those...9 are Lender owned, 53 are short sale and pre-foreclosure, 1 is a Relocompany property, 20 are owner/realtor homes. 129 of the 177 are active listings that start at a list price of 220,000 and go up to 5,195,000. If you would like more information and are not currently working with an agent please let me know. Yes! Both development have a huge amount of short sales and foreclosures. Prices are down 50% in the Desert Parks area of DC Ranch. What an incredible opportunity for buyers.

Desert Mountain has a couple in foreclosure $400K and $800K. Recent Sales: 70+ homes $500K to $3Mil in 2009

I live in the Windgate Ranch development and yes they are experiencing some short sale and pre-foreclosure activity. DC Ranch is too, this development is much larger and has been built out longer than Windgate Ranch. Windgate is a Toll Brothers Community that has not been fully built out. They are offering discounts on some homes that have fallen out of contract, also they offer discounts to build new, on lot prem's and upgrades. You may want to try out this website: http://www.GoogleAForeclosure.com. You can zoom in on the DC Ranch and Windgate Ranch areas to see the current state of the real estate activity .

This is a great tool that gives you the ability to search for properties by Short Sale or Bank Owned foreclosures. You can also compare those properties to the recent "sold" properties in the same neighborhood.

you have some stats below and keep in mind that a majority (over 90% of our recent home sales) are at $400k or lower. In the 85255 zip code where these subdivisions sit there are 674 properties for sale. Price point goes from $215k to $19,900,000!. No that high end is not the majority. DC Ranch has a bank owned home starting at $424k and moves up to the millions. Windgate has a higher price range and shorter spread. These are Toll Brothers homes and there are similar models in a nearby community a few miles away priced much lower to consider depending on what your goals are. The word substantial is relative to perspective of the person analyzing the data. Based on what we have available and what is in the area it is not as substantial here as in other areas.

Yes - moreso in parts of DC Ranch, but Windgate as well. Prices have plummeted just about everywhere, but buyers are starting to take note and beginning to pick up the pace as far as buying. This price range is still working on stabilizing and it seems like it's headed that way (vs. the under $200k properties w/ 10-20 offers on the definite upside).
