I handle the mortgage side. I don't know if you didn't use a Realtor to list the home, if you didn't that was a mistake. You really should use one, its what they do day in, and day out. I compare it to someone trying to self diagnose themselves instead of seeing the doctor.
From my side I see appraisals come in law often one reason is because of the lack of credible comps. Foreclosures, bank owned takeover, short sales, ran down homes can obviously bring down the value. You do have the right to rebut the appraisal, just look for some better comps maybe the appraiser missed, also throw in some listings that might be in escrow. If you had an agent you can ask them to look. If you have a mortgage person handling your new purchase maybe ask them.

The values shown on a web portal are not aleays accurate. Everyone in the industry knows this. That is another reaso to use Realtors ¤ to list and buy properties.
