I am moving to Baton Rouge and am looking to buy a house.
I am going to buy a house in baton rouge, but the real estate market seems to be going down. Lots of vacant houses. Can anyone comment on why these houses are vacant?

The market here can be deceptive to the outside eye. Basically since 2005, Baton Rouge has grown exponentially because of the large amount of New Orleans residents displaced from Hurricane Katrina. It created an explosive market for the past couple of years and we are just now starting to see it level out. Louisiana has a diferent situation in Real Estate Market , and it seems to me that, there is alot of "vacant" houses because another areas like Denham Springs, and Walker have alot of new construction and people is trying to get the equity of their old houses and buy new construction with today's interest rates.
I receive a flyer last week from the Greater Baton Rouge Association Of Realtors that says that Louisiana and New Jersey have the best market right now. Baton Rouge is getting bigger, investors are coming with great ideas for this area. Louisiana doesn't have the same problems as Florida or California even thoug we were hit by Katrina. I would have to agree with Maria Darden Katrina did spark many builders to start building. The reason for vacant homes is supply and demand. The more supply you have the less demand. Baton Rouge does tend to be a little more pricey per square foot as opposed to Livingston and Ascension Parishes. The area off of Highland/I-10 is a very lovely area, I love it, live there, market that area and consider myself the area expert. However, the home prices in that particular area are priced on the higher end of the spectrum. Do you have children? Many people move out to Livingston Parish, Ascension Parish or even Zachary because the public schools are decent. Zachary has the BEST school district in the Baton Rouge Metro area. If you are thinking about moving to Prairieville check the school districts because many of the subdivisions around there were re-zoned which lead to a big uproar with it's residents.

At present, March 2008, it is becoming a buyer's market in Baton Rouge. There is a lot of supply and few buyers. There are some niche subdivisions where this does not apply but for the most part there are many deals to be found. Contact me and I would be happy to help you with this...

Lots of vacant houses in BR because many folks are moving OUT of the city, into the suburbs with NEWER houses; the Gonzales/Prairieville area in Ascension Parish and the Denham Springs/Walker/Watson sections of Livingston Parish, both of which border East Baton Rouge Parish.

Probably priced too high...look in the Gonzales area...or towards the Highland Road/I-10 subdivisions.
