in that quadrant Pasco and Noth Hillsboro counties is looked upon favorably for future ecomonic and housing growth and which is looked upon as areas to stay away from or in a decline. Also, opinion about the area of I 75, Rt 54 and Rt 52 and Land o lakes blvd area
Also consider the difference in property taxes. You will pay a little more in property taxes in Hillsborough versus Pasco.

I am amazed at what you can find on the internet these days Glenn you are of course Glenn Thomas from Lancashire in the UK the same one who left the company Magenta Group with all its difficulties and lost a great deal of money for investors that you had well its obvious where all the money went looking at very nice houses in these areas then - remember this the world is a very small place so don't for one moment think you can just get away with it.
Wesley Chapel is a beautiful place to live. There are alot of new neighborhoods, schools and shopping centers. We are getting a new mall & hospital as well. I currently live in Lexington Oaks on the water on the golf course...and no you don't have to join the golf club like that realtor stated, it's just fun to sit out & watch the golfers sometimes. It's peaceful & I feel like I'm on vacation when I sit out back on the lanai. (Lexington Oaks is on the side of 75 & 54 where the traffic is NOT bad. If for some reason you ever had to head the other direction in rush hour, there are plenty of back streets that will take you where you need to go with no back up.) Happy hunting, you have many good options to choose from!
Would this be your residence? If so, consider where you'll be working or where you have family. There are many beautiful areas in Hillsborough and Pasco, but there are many traffic concerns so you should place yourself strategically to avoid a lengthy commute. I also suggest you investigate whether all infrastructure and amenities have been completed if you look at newer communities. Some builders are pulling out of neighborhoods before completion, leaving residents looking at vacant lots. Some of the older communities are looking more attractive now, because their HOA's are established, the communities are completed, and they have a track record of being working communities. If you begin a relationship with a realtor, he or she will be able to help you determine the best area based on your specific needs. I'd be happy to help in the New Tampa, Wesley Chapel, Zephyrhills, or Lutz/LOL areas.

The area of the Suncoast Parkway (589) and StRd 52 are growing. The home prices have dropped because there are still many new home options in the area, however the road improvements widening 52 from Moon Lake to the Suncoast Parkway are complete and there is a new Middle school opening for the area August 08 right next door to Mary Giella Elementary on Shady Hills Road. Have you considered expanding into the San Antonio and Dade City areas? Just north of Wesley Chapel you'll find great community, schools and rolling hills. East commute to the Tampa Bay area and less traffic.
Have you made the move? Pasco county is the place to be, especially if you are looking for new building and shops gallore. New Malls everywhere show conitnued growth projections. In letters below you see a lot of the new communities have CDD fees, luckily we bought before that was the trend. I am ironically moving up to your neck of the woods (GO DAWGS) and have a house for sale in community built before all the construction. I agree with some answers already given. I have lived in Land O'Lakes since 2001 and seen lots of growth and it continues to grow with the new mall being built at 54 & 56 in LOL. I agree that east of 75 on 54 is a miserable bottle neck drive at peak times. Lutz, LOL & Wesley Chapel on the Sw side are great areas. Pasco taxes are lower than Hillsborough(Tampa). Where will you be commuting to for work (or are you retiring?)? I will tell you that in Pasco County there are LOTS of great deals on homes that were built 2004-present because of the market change. You can get a great price on a virtually brand new home!!! It's like turning the clock back 5 years. CAUTION-Some of these developments have what is called a CDD. That stands for "community development district" and that is a fee that is paid by the homeowner each year to pay off the 30 year bond purchased by the developer to finance all those great ammenities like community pools, clubhouses, etc. These fees can run into the thousands and may be added in to your yearly tax bill. If you plan to utilize the ammenities then the cost may not be an issue with you.(We like to say with some communities-it's a lifestyle). There are many communities with golf courses as well and though the community probably has a CDD, you will still have to join the golf club and pay a fee whether you live there or not. I would definitely recommend the Land O Lakes area. Wesley Chapel is also nice. You'll get a much bigger bang for you buck than in North Tampa. My husband and I checked out almost every community in the LOL and Wesley Chapel area before settling on Wilderness Lake Preserve. It's just the best.
In fact, when we sell our house, we'll be relocating to a smaller home in the same development. Says alot for the community. Check out http://www.wildernesslakepreserve.com.
There is alot going on here, new shopping, new hospitals, new schools, it's really a great area.
Wesley Chapel is a great area. I am currently selling a home due to a divorce and am looking to buy in the same area. Lexington Oaks is a beautiful golf course community. My only advise would be to stay away from SR 54 East of I-75 due to the awful traffic. Lots of new malls and development coming which is exciting.

One of the advantages of living in Pasco county is lower property taxes. Odessa, Keystone, Trinity, Cheval, Lutz are just a few of the areas near Land O Lakes which offer upper tier properties and new construction. These area are already growing.
After just moving from Wesley Chapel I can tell you for certain it is growing by leaps and bounds. Malls, shops, car dealerships, parks, hospitals, schools, daycare centers, housing developments, you name it it's there or going to be. They are working on the roads to make the area more accessible and commuter friendly. Trips to downtown Tampa are 25-35 mins depending on where you are going. Traffic on 75 is getting heavier, but still not a bad commute at rush hour (especially when compared to DC metro area where i live now).
I personally preferred the areas in Pasco county closer to 75, but you'll have no problems finding a community anywhere along Rt 54 east or west.
These areas have seen alot of growth in the last few years and in my opinion, it will continue to grow.
