I am looking for land.in Benzie county. If I pay cash and will do it fast, how much less should I offer? I am
not an investor. I intend to build and live on that land as long as I live.

Do you mean Benzie county Michigan? Regarless of where you are looking, you need to contact a Realtor familiar with that area so that they can act as your buyer's agent.
