I am looking at the possibility of a new job in another area. The last time we moved our home did not sale

for over 2 1/2 years even at the same price we purchased it for 8 years earlier due to an economic down turn in the area we lived.
It took a hard tole on us financially that we do not want to repeat.
We purchased are home for 169K in 2001 and would need to get some additional money out of it as we are still recouping from the last move.
What kind of time is it taking to sale a 200K Plus house with horse pasture in this market.
It will determine weather this would be a good move or not.

In some areas of the country values have reverted as far back as 2002 values. The only way to really know your current "market value" is to contact a reputable Realtor in your area. They will also be able to tell you if your current values are still declining and will adjust your value accordingly. A CMA from a reputable Realtor is most often a better gage for actual value (what a Buyer is willing to pay) than an Appraisal. I would go with the Realtor's Market Value vs. an Appraisal. I would be more than happy to refer a reputable and highly designated Realtor from your area to you. Please let me know.

Get a local agent in Twin Falls to pull comps for you. You're going to want a rock solid market analysis to determine exactly what the value is and how long to it is expected to take to sell.

You'll find no shortage of answers here but real estate is local and an experienced agent in your area will know best.
