In some areas of the country values have reverted as far back as 2002 values. The only way to really know your current "market value" is to contact a reputable Realtor in your area. They will also be able to tell you if your current values are still declining and will adjust your value accordingly. A CMA from a reputable Realtor is most often a better gage for actual value (what a Buyer is willing to pay) than an Appraisal. I would go with the Realtor's Market Value vs. an Appraisal.
