I am interested in annual historical data for Northend values from mid-2005 to today. Can I get them from you?

If I owned a 3br/3bath view home worth $750,000 July 2005, what would its value have been annually thereafter using historical market trend data? Not interested in selling - just want to understand what the market has done since then.

On June 2005 the median sales price for zip code 98407 was $285,000. That means half the homes sold were below that number and the other half were above. On Sept 2008 the median sales price for 98407 stood at $270,000. Not great news.

2005 was a superheated market in N. Tacoma. Prices will return. You'll just need to be patient.

Hi Rainey,
Keller Williams Tacoma contracts an industry veteran to compile detailed market statistics each and every month so that our agents have the most accurate and current information to share with their clients.

The report I have access to from home here doesn't separate by geographic area - it lists the data from the whole MLS. Here's a glimpse of the big picture as far as sold units throughout the system.

Mo. To Twelve
Avg. Median Mo. % Mo. %
Units Price Price Change Change

Jan 05 855 236,994 211,950 -1.26% 17.82%

Jan 06 990 282,303 253,350 1.34% 19.53%

Jan 07 888 299,611 266,725 -1.19% 5.28%

Jan 08 563 290,236 260,000 -3.69% -2.52%

There is no way to deny that the market has slowed, but a home with unique features (less competition) that is staged right and priced competitively, still will attract attention - and offers - in the North End.

If you'd like to get together and review this data or compare your property to what is currently on the market, by all means give me a call. Another way you can access statistical data is by visiting my website, http://www.igniteinvesting.com, and signing up for a Market Snapshot report. It will come to you via email, and it is totally complimentary.

Hope this helps!

Hi Rainey,
We are in an interesting market at this time. From all the data I have seen, I have come to the belief 2005 was the top of the latest market in some areas. As for getting the historial data for you. It is possible for me to look at some of past statistic logs, I keep and find the numbers for you. Just for your information I have seen some movement the last few days, based on the number of showings some of my listings have had in the last few days compared to the last 4 months.
Thank you for the question
Joe
