3 Consulate Drive unit #4B sold 0n 4/29/2008 for $186,000,(550 sq, ft) $13k less than the market price. You purchased the condo at the high point of the sellers market, and it has drop slightly since. What I recommend is that you wait, if you can till the market recovers and if you can't, let me look at the unit to see what we can do together to get top dollar, which might be close to what you paid. FIRST ANSWER

Another studio 550 sq ft sold this year for 186K, you bought when the market started to change. What is your sqare footage? Was it updated when you bought it? I'm not sure you necessarily overpaid but if you are thinking of selling it now you may not get what you paid for it. This is a very common scenario for the people that bought when you did and right before. Unfortunately many are not recouping updates they have made, etc. If you don't have to sell stay for awhile. Future buyers will look at what has sold recently and the one comp doesn't help your case. Again I would need to know the size and condition to really tell.
