Hi,
a) yes a price is always negotiable, i.e. it needs to be mutually agreed to...
b) You should be working with a buyers agent, your personal Realtor you are committed to and loyal to
so that he or she will be committed to you as well. Then you would have one source for all your
questions and concerns and an experienced professional guiding you through the entire system up to a successful closing. Remember there are many items to consider, and be informed about
especially about a condo, you do not want to miss anything and then regret your purchase down the road. The services of a Buyers Agent usually only require your loyalty and commitment to one agent,
there is no other cost involved in the majority of cases...

Good Advice, do not do this alone.... Your personal Realtor is a great source of information, knowledge of the area and market, and great negotiators for their buyer clients as far as all the terms and the price goes.

The condo you are referencing unfortunately is no longer available. There are several other units in the Old Town Village complex that are available for sale. I have included them in the link below. The hoa will vary based on the size, number of bedrooms, and if the unit has a garage. If you would like I will gladly set up appointments to view any properties you are interested in. Yes, Matt is correct. The listing is a short sale that is now under contingent contract, probably waiting on approval from the short sale lender. The agent will continue to advertise the property until that approval is received. Things could happen such as the short sale not being approved, the current buyer backing out, or the short sale lender could come back to the parties and ask for a higher price -- so, sometimes secondary buyers will write a back-up offer in the event the initial contract doesn't close. However, there are other properties available in the complex, including properties being converted from rentals to active listings by the developer of the project. So, you can probably find another unit that you like. As far as the price being negotiable, the sales price of a property is always determined by what a buyer is willing to pay and what a seller is willing to accept for that property - and a short sale is further complicated by requiring the approval of that price by the short sale lender. You can negotiate and make an offer on any property, but it is wise to have your buyers agent research the most recent comparable sales and what is currently on the market to help you know the possibilities and to be successful in those negotiations. The monthly maintenance is approximately $350/mth, but this is the time of year that sometimes those numbers change, so it would probably be a good idea to check on that again. Also, that complex calculates monthly maintenance based upon square footage, so the 3 bedroom unit would be the highest monthly maintenance. If I can be of help to you, just let me know. This is a great price for a 3/2. I believe this one has already sold but there was a listing for one of these at $79k earlier this week. Fees are around 300-350 a month and include pest, water sewer and cable. I have sold around 10 of these units this past year and would love to answer any other questions you might have.
