Hudson Heights Plano - Lennar Homes

what is your opinion about 75074 zip code and especially about Hudson heights in Plano. The builder says school district is Stinson elementary.
This is primary reason we are considering this place.

Do you think house prices for the location are realistic. Will they have a good resale value ?

Also can you comment about Lennar homes quality ?

I would suggest working with a realtor to assist you with your questions. The realtor can show you comps in the area and share her/his knowledge with you.

Plano is HOT HOT HOT. Don't expect a bargain out there and be prepared to move quickly, I mean QUICK.

If you are interested in talking to builders about new homes there are several that you should look at before you make your decision. It is never a good idea to buy or sell a home on emotion but that is exactly what the builders use to get you to make a quick decision. They often build in upgrades and stage the model homes immaculately so that you'll fall in love with them. Once they have a contract and a down payment you will go to the design center and start choosing carpet, tile, counter tops, cabinets, etc... There is usually a substantial increase in the price based on the choices that you make at the design center. Some builders include most of the upgrades and others build a very basic home and almost everything can be upgraded.

There have been 228 sales in the last 6 months, this is my area! The average price per square foot over the last 6 months is $95. We cant comment on Lennar, but if your looking at new construction make sure you bring a Realtor to represent you. The on-site Realtor works for the seller ONLY and will offer you upgrades and incentives because you are overpaying for the home.
