the lowest priced bank owned home in Cerritos as of today is $425K for a 3 bedroom 2 bath. We will not claim to be bank owned experts, what we can say is that we have sold bank owned homes and have been educated thoroughly as to contracts being presented to banks and what the banks look for. One thing I will mention with reos is they are usually priced low to attract enough viewings to generate offers which in turn bid the price up. In the end the bank is looking to net the most out of the sale of the home. Example: the price is $350,000 and you offer $ 315,000 all cash and someone else offers 10% down with a loan for a total offer of $340,000 you can guarantee the person offering $340,000 will get the home.
Hi Deepesh,
Cerritos is holding its own since most homeowners in the area are white-collar professionals and most intend to stay in the area because of its school district. Please e-mail me as this is very close to my office and I know a couple of foreclosed properties in the area that may be of interest to you.
Thanks,
Laarni
