How well do apartments rent out for in miami beach?

Leasing out a condo in the Miami Beach market area will yield you no problems what so ever. It is a highly desirable area, not to mention with the difficulty of buyers not being able to qualify for home loans today, they are only left with the option of leasing.

If your property is priced right then you should have no problem renting out a condo in Miami.

The rental market is extrememly strong. In fact there is said to be a rental shortage on the horizon and many recent articles are advising those who can afford to buy an investment condo to do so. I have included a link to one said article:

Remodeled units always rent out faster then out dated units. Considering the tight rental market that we are in due to buyers not being able to buy and current renters staying put, any unit priced right can usually rent very fast with the right Realtor of course ;)

Right now the rental market has become very tight since the beginning of the year and in some cases rental rates have risen as well.

The avg monthly closed rental price for 2 bedrooms in South Beach (33139 zip code) for 2011 is $3,199.
The avg monthly closed rental price for 2 bedrooms in Mid Beach ( 33140 zip code) for 2011 is $2,320.
The avg monthly closed rental price for 2 bedrooms in North Beach (33141 zip code) for 2011 is $1,698.

The avg monthly closed rental price for 1 bedrooms in South Beach (33139 zip code) for 2011 is $1,579.
The avg monthly closed rental price for 1 bedrooms in Mid Beach (33140 zip code) for 2011 is $1,387.
The avg monthly closed rental price for 1 bedrooms in North Beach (33141 zip code) for 2011 is $1,143.

The avg monthly closed rental price for 3 bedrooms in South Beach (33139 zip code) for 2011 is $5,896.
The avg monthly closed rental price for 3 bedrooms in Mid Beach (33140 zip code) for 2011 is $4,400.

Hi John,
The general answer to your question is very well, but there are some exceptions of course.

The location and the condition of the unit is important. If you are purchasing a unit in poor conditon, it is important to make the improvements needed to bring it up to good rental condition. The building dictates what the rental priceiwill be. It is very easy to see what similar units in a particular building are renting for and compare. We do have a large amount of peole who want to rent in the area becasue they cannot afford to buy, so it is alway an active rental market.

I know that folks up here in Northern NYS still go down to FL to escape the cold winters. The rents for the 'season' are affordable. I know people who have been renting in Miami for four winters now and plan on continuing to do so.
