How much would this house have been worth the day after the storm Sandy?

Depends on the damage, if any, caused by the storm; unfortunately the question really can't be answered with accuracy with little information....

Actually if the house had been listed before sandy ,it would have been listed for 20 to 25,000 more . It should be noted that sandy has nothing to do with this home being listed.

Actually the house and garage did not get flooded , although the plants in the yard had a bad time.

My main question would be was house deemed ICC. Meaning did NFIP/FEMA say it was more than 50% destroyed, if so in next few years flood rates will skyrocket unless you elevate it

around cost to repair properly plus a 20K subtraction for pain to fix

Unless you are handy or have cheap folks who can help you fix the house it will not work.

Licensed Contractors, Electricians and Plumbers are expensive post sandy and IP has a strict building dept so they will check that you have right people and permits for any big projects.

So a house that was 300K that would cost 150K to fix with licensed people would sell for 130K. Cost to fix plus 20K to cover pain to fix.

But in end you have a super mint home.

Hi Kgluckin, it would depend on the amount of damage to the house and the neighborhood. Unfortunately the knee jerk reaction might be to say that the home was worth less based on the storm, but in some circumstances the house could have appreciated in value., again depending on the damage to the house and neighborhood. Each house would have to be judged on an individual basis and with the information about damage.
