Association dues are calculated by the Sq. foot with new construction and are usually already determined in existing housing. Read this article from March '08 issue of Kiplinger's to find out more about downtown Minneapolis condo buying.

I need to clarify something that I am seeing in some of the answers. Association dues for condos are directly related to the square footage of the unit. There is not a general dollar amount per condo in a building unless the units are the same size. When talking about townhomes, many times the dues are the same or very similar because it is only covering the exterior of the building and the lawn care/snow removal and hazard insurance. Often in detached townhomes the coverage is even less. The bottom line is it is specific to the building and type of housing and should be considered on a case by case basis.

Teddy, condo fee's are all over the place. In Hennepin County you can pay from $80.00 all the way up to $500.00. If you are looking downtown Minneapolis they may be more. I would say on average $200.00-$300.00. If you want to let me know where you are looking, I would be able to give you a better idea. It all depends on the building. Newer condos are charging between 31 cents per foot and 43 cents per foot depending on what is covered by the dues and the amenities in the building. The fewer amenities in the building the lower the dues and visa versa. Also if heating and cooling are covered by the association dues, you can expect to pay more than a building where they are not covered in the dues. there are even buildings where you will pay as low as 25 cents per foot if there are no amenities and no heating or cooling costs covered. One of the traps that buyers fall into is forgetting that if the dues are too low there may not be enough funds in the working capital account to cover new roofs, mechanical systems, etc. in the future. Did you have a specific area in mind. Condo dues can be all over the board anywhere from $100/month to $800/month+. If you can provide me with a more specific area of Minneapolis or even a building/couple of buildings that you are interested in, I can get you averages for those areas/building(s).
