I have seen several homes on Lake Austin that are either lake front or have access to the neighborhood lakefront park between $600-$1million plus. There is a unique property on Lake Austin that has a very nautical feel to it listed for $579K, reduced from $600K. It needed a lot of work and was relatively small with only 1600SF.
There is a brand new construction going up on Lake Austin with three bedrooms and three full baths and a rooftop deck, wine cellar, and elevator. This home has amazing views and a new tram down to the water and dock listed for $1,275,000. Please give me a call if I may be of assistance.

That is a huge question mark! That really depends on the area. Try Apache shores for good deals.
Lake Austin waterfront has increased substantially since 1998, due to the lack of available waterfront close to Austin. Very few properties are available (30-40) and not all of them have direct access. They may be on a cliff, but own to the water. The closer to the dam at Lake Travis, the less expensive, although it's hard to find a house under $1M. There are a few older homes with small frontages or on the canals they make be closer to $600,000. Even the new lots in Riverplace are selling over $700,000
Near the lake specifically? About 6% over the last 10 years. Your best bet would be in Lake Travis, near Apache Shores! There you will find that homes in that area or on the regulated part of the lake! This is very important as Lake Travis is prone to drought and recedes at record levels about every 10 years! Have you every seen that? Beached Boat Docks! Interesting and sad sight I must say!
