How much more should I expect to pay for a coop/condo if I want full Central or Riverside park views?

The funny thing is I was at an open house this weekend which made me realize something. You can get something that is a fixer upper (not modern renovations) ranging from $895K (DM building, true 2BR condo) and up to prices as high as the sky in this city.

It's all about the location and situation (new conversion, new development, co-op/condo, but most importantly...YOUR NEEDS!).

There are some co-ops on CPS with terraces and park views ranging from $1.5M-$8M depending on the size and condition. Your best bet, would be Riverside Drive. With less services nearby (shops are practically non-existent on West End, but Broadway is just two blocks away and has it all) it would never send your budget (?) up into the stratosphere that prime CPS, CPW or 5th Ave buildings would.

The subway access is better along the UWS as it has two train lines, than the UES. There is a better chance of getting that river view with more services in the area within walking distance.

Linda, how much are you whiling to pay is my question to you? Many of the 15CPW apartments have been selling for $6,000 a square foot, and if I am not mistaking is completely sold out. The Plaza isn't that far behind. One of my colleagues just had a customer get turned down by a coop board for a $4 Mil apartment, and this woman could probably afford to buy the entire building. You are probably aware that Condos are more expensive than Coops. If you are whiling to share what your limit is, than we can determine if we are looking at Condos or Coops, which buildings have Park Views that have availability.
Have you seen anything already, and if so, what was our impression on what is out there?

Hi Linda,

A full Central or Riverside park view apartment can cost 50% more than the same apartment facing the back of the building.

A few years ago Miller Samuel and the Furman Center for Real Estate and Urban Policy at New York University conducted a study that looked at attributes and amenities in coop and condo features ranging from the age of building, fireplaces, terraces, views, financial requirements, square footage, doorman etc. and gave each a premium.
