As many have pointed out the association fee for this unit in Phoenix Towers is currently $670 per month and includes building maintenance and insurance, laundry facilities, water and sewer, basic cable and common area maintenance.

Phoenix Towers are twin 24 story oceanfront buildings just north of the turn onto Ocean if you are coming over the Blue Heron bridge. There are 176 two bedroom two bath units split equally between the two towers. There are no age restrictions in the building and they have a great pool and 4 tennis courts. You can rent the units for 30 day terms up to 4 times a year and seasonal rentals on the island are always in demand. The units typically have 1,219 square foot so value will be determined by building (A is closer to the Atlantic), view, height in building, features and condition of unit and of course owner motivation.

Only two sales through the real estate community over the past 6 months; a 21st floor D unit (which is a great stack) in Building A sold for $400,000 very quickly after hitting the market in March and a 7th floor C unit in Building B sold for $220,000 after a short time on the market in January. You can see how the variables can have a dramatic impact on prices.

There is one unit under contract and another 7 actively on the market for sale at prices from $199,900 up to $399,000. Very high inventory levels based on 6 month sales so there should be a couple very motivated sellers out there.

Monthly hoa IS $670. For oceanfront property that is a good price. If you would like a copy of the listing, Carol, email marilynfjacobs@gmail.com and I'll also be happy to show you the unit. Looks like it is in good condition.

Community is gated, kitchen is new with granite countertop, new carpeting, newly painted, impact glass. 3 rd floor with ocean view. SPlit bedrooms. Furnished turnkey so MOVE RIGHT IN. King bed in master, twins in bedroom 2.

Living room is 23'x19', master bedroom is 17'x13', kitchen is 12'x10'. Built in 1973. Unmanned gate, entry card and entry phone. Community offers pool, tennis, elevator, exercise room, community laundry, community room, shuffleboard; beach club available.

The current HOA is $670.00 a month and includes : Common area, pool, trash removal, pest control, building insurance, water, sewer and cable.
