How long will it take to sell a remodeled Denver Square home in the West Washington Park neighborhood?

Other agents have spoken and are correct.
It also depends on what you mean by "remodeled", and what choices you made when you remodeled. And whether you are on a busy, or one-way street.
Denver squares are a popular floor plan.

The average time on the market in Wash Park is much less than most other neighborhoods around Denver. Its still so desirable that you will beat the averages in town if you are priced correctly. I have a listing on the West side right now priced at $529,900 on Corona and I got it under contract just this week. It had only been on the market for 7 days. Thats pretty good and above average.

It all depends on the price, condition (how well the remodel was done), and location. If you sell it for $100k it will go immediately in fact, I will buy it. If you decide to list it for $2,000,000 it may never sell.

That being said, if it is priced right and shows well (also is not in a bad location) the property should sell in a few months (60-90 days). Most people ask too much for their house from the beginning which will drag the process out for a year or two and will ultimately lead to a lower selling price. The key is to price it and bring an offer within the first month.

FIRST ANSWER

Price and condition is key. Bright and shiny will speed up your time. Average days on market in the metro Denver area is 107 currently. The absorption rate is just over 2 months, so it's right in the average. Of the properties currently on the market in that subdivision there are only a couple that have been on since late last year. That speaks to price and condition again. Good luck!
