How is the rental market in Maricopa, AZ? I bought in 2004, but due to a change in job locale, I need to move in closer to the Phoenix metro area.

Like most others, I'm terribly upside down in my home, so I think renting may be may only option to alleviate my awful commute. I've got a 3 BR, 2.5 Bath home in Acacia Crossings- what would my chances of renting it out for $900-$1000/month be?

We rented our Home out in Rancho El Dorado 1900 sq feet with a pool for 1050 a month. We used Ahwatukee realty they are awesome!

I would say you need to check what the competition is doing. On the local website - http// http://:www.85239.com/HOME.aspx - there are over 30 homes for rent, not including what is
listed on MLS or other FRBO sites and/or ads (such as craigslist).

Once you see what is available, size, amenities, subdivision location, and any incentives such
as waiving pet deposit or first month free, month to month, etc., then decide how quick you want
to get a tenant and price accordingly and/or offer incentives, along with aggressive marketing.

David- A little bit more info about my property- its a 1900 sq ft 2-story 2.5 bath with 3 bedrooms and a loft. Large professionally landscaped back yard, upgraded tile throughout first floor. Knowing this, what you guess a competitive monthly rent payment would for my home?

You may be able to get that much, but there are a large number of homes for rent in the Maricopa market area.

Most of the the 3/2's and 3 2/5's are in the $750 to $800 range, and larger 1 & 2 story 3/2, 4/2, 4/2.5, 5/3's are in the $850 to $950 range. Others, in subdivisions that have more amenities, such as community pools, etc., and closer to schools (grade and middle), are a little higher. One advantage of Acacia Crossings is, it is considered within walking distance of shopping, same with the villages.

You might be able to get that, obviously problem being the location,.....I would put it on craigs list and see if you get any action. I think on the low end you should be able to get at least $800 or so because its a 3 bed.
