How is the market in ooltewah? and is it a good time to buy prop. to flip?

Our market is holding steady, but this is not the time to buy property to flip.

The Ooltewah market is still pretty strong. Last year at this time there were 566 sold compared to 558 so far this year (those are the actual figures from the MLS through August). And the average sale price at about $255,000 is a little higher that the Chattanooga average overall. But you may have a more difficult time finding houses to flip. We won't say it is impossible though. There is a plethora of new construction in the area, too,which should play into your calculations. With these new homes (plus existing ones) coming on the market in Ooltewah almost daily, the area has a pretty high volume of inventory right now. But with it being a very desirable area, due to schools and recreation, Ooltewah is very attractive.

FIRST ANSWER

Ooltewah seems to be a market that is holding pretty steady. Compared to a lot of markets Ooltewah seems to be very strong.

As for the flipping market, you can always find flips in any market. You just need to be realistic about the return on investment at this time.

Things to consider would be:
1-the rise in average days on market will increase your carrying costs.

2-the cost of money is getting more expensive for flippers/investors. The treasury bond is strong and we should see much lower rates but the industry is scared to lower the rate.

3-the rise in inventory will ultimately lower the average cost per square foot in a market of this nature. Though slide is temporary flipping is usually about getting rid of a property fast.
