I think perhaps Ken has an opinion that's in the minority. Yes, 281 is a problem for people who frequently commute to San Antonio via 281, but for those who don't, 281 isn't much of a concern. And his statement regarding the "few" who are buying in this area -- that is just plain false. Real Estate is still moving well in NB.

Does 281 need some attention? Absolutely -- but it isn't causing a drop in the New Braunfels real estate market.

Everybody wants to buy in this area, but few do because of HWY281. It is to small to support the heavy traffic flow. Until they finally start expanding it (2012?) the market in New Braunfels will continue to suffer and buyers will look elsewhere for an easier commute.

Now seems to be a great time.... actually, most of the real estate news you read about San Antonio specifically talks about how strong the SA housing market is. Developers still want your business and are trying to move inventory... so there are deals to be had! Get out there and look. Generally speaking, you will get better deals if you buy your own land and build your own home. It's not as tough as you think. Also, in places like Havenwood in New Braunfels (just north of San Antonio...one of hottest up and coming cities according to Trulia) are getting towards the end of their pre-development offers - meaning soon the market will dictate the price, versus a corporate developer... in other words, now is a great time to buy and build!

Make SURE you know what you are doing if you buy land direct from an independent seller... many are still greedy and are asking too high of a price for the market. Also, you need to know your stuff relative to mineral rights, hydrology studies, etc... it can be an intimidating and risky process for some buyers.

Anyway, the land consultants at communities like Havenwood and Vintage Oaks can educate you on the area and teach you how to go about looking at buying the land you are looking for. I tell everyone to turn their TV off! All the bad news in the real estate and lending industries aren't true for New Braunfels! We have a wonderful, stable market. We continue to see steady growth and increasing property values year after year. Especially now that interest rates are probably going to drop, it's a great time to buy!

I actually handle resales and a couple of new construction in New Braunfels and I can tell you it's exploding. Multi-million dollar homes are now even being built in the area. There is plenty of opportunities for Commercial & Residential

New Braunfels is a beautiful area! When looking at Texas investments you might want to consider College Station as well. We have Texas A&M University and many investment opportunities for student rentals as well as associate professors that will only be in the area a short time. In our area I can state that it is a good time. We've got opportunities out there galore!

I was just talking to a coworker of mine who is focusing in on that coridoor. It's a booming commercial development area. All the major retailers want to be there. There are also some very good apartment investments there too. Its good to discount the media info which is primarily doom data on the housing market. Land, commercial and apartment markets move in different cycles. Some of which are doing very well across the country.
