How is the market in Hillsborough?

Small homes seem to be listed for high prices is this truly because of the area or do homes sell for below listed prices?

We are fortunate in the Triangle area of NC, including Hillsborough. The market has slowed a bit, but has not seen the decreased values that are common in some other areas of the country. Hillsborough is a small, quaint, southern town, and homes within walking distance to downtown tend to sell for a higher dollar per square foot. Many are older, smaller and in the Historic District.
Surrounding downtown, are rural areas. Homes were selling close to the 97-100% of the asking price during the spring market. That list to sales ratio has dropped a bit, but homes are still increasing in value. This likely makes it one of the better times to buy in our area.

Hillsborough is a very pretty, desirable area for homeowners commuting to Durham. Only 14 miles west of Durham, Hillsborough is accessible by a straight shot on I-85, which makes it very easy to get to. The downtown area has a terrific reputation for shops and original homes and streets.

If you look at homes sold recently in the area, you'll see that the price per square foot can be quite high - as everything else, it depends on the neighborhood, area, age of home, and many other factors. There are new homes in the mid to upper $200s, all the way up to some in the 1.5mil range.
