How is the Wauconda market doing this spring? Have prices dropped or gone up?

The trouble with home sale stats is that all sorts of different homes are lumped in toghether. In other words, a 3 bedroom home in Maimans is being lumped in with a 4 bedroom in Liberty Lakes. Two completely different markets with diferent buyers shopping them.
My sense of the the Wauconda market is that the homes with SSA are going to be troubled while solid entry level priced homes will be stable.
To get a very specific picture about a particular home or neighborhood, I second Michael's advise, consult a Realtor.

FIRST ANSWER

Here are some statistics from The Realtor's Multiple Listing Service. They do not include all sales but can show a trend. Beween Jan. 1 & April 24, 2006, 51 detached single family homes sold in zip code 60084 (Wauconda) at an average price of $342,000. In 2007, 53 sold in the same period but the average price dropped to $265,000. Same period, 2008, only 17 closed but the price was up to $293,000.
In the last 12 months, 99 homes sold in that zip code. There are currently 127 active listings with more coming on each day. There is well over a years supply of home on the market if the pace stays the same but it appears from the above figures the pace is slowing.
General figures like this give some idea of the market but do not help a homeowner assess their particular situation. A knowledgeable Realtor can research your neighborhood, homes similar to yours in style, condition and age and give you a better idea of your personal situation. Hope this helps.
