A real estate agent can provide you with the activity in the community which is comprised of active, pending and recently sold properties and would be happy to at least provide you comps at no charge.

Trulia uses computer estimates. A human in not evaluating the home. They do not always tie into the proper comparables based on builder, condition, upgrades, lot placement, hoa, and custom features.
The good news? A buyer or seller will not use Trulia for an evaluation. Your Realtor will tour your home and analyze using the most pertinent criteria to provide you a more accurate valuation.

Whether that estimate was drawn from LISTINGS, SOLD houses, Tax Records, or Internet Estimates; they are all estimates.
The only time a house has a true VALUE is when a Buyer steps up and BUYS it.
Everything else is just opinion.
The closest you can come to the Market Value is when your Realtor does a CMA.
