The Boca Raton real estate market has strengthened considerably over the past year. Inventory is low. The best priced homes in Boca Raton sell very quickly. It is still a buyer's market from the standpoint that Boca Raton home prices are still at levels from 10 or more years ago in many communities. Approximately half of our overall market is still comprised of short sales and foreclosures in Boca Raton. These properties generally sell at very close to appraised value, which is often lower than the price asked by a private seller who may have purchased when prices were higher. In my experience, short sales have gone through more consistently at a faster pace. Banks and their investors are slowly releasing their inventory of bank-owned REO foreclosures in Boca Raton.

We have seen the market here in Boca Raton to be very stable, with an slight uptick to the positive side.

There are certain pockets that are anomalies and perhaps skew the results but overall I think we are on a slow positive curve with possible slight adjustments in the coming months - years.

I currently have a listing in Boca Raton, the seller purchased the home in Nov 2011 @ 180k and is selling now; we have an offer on the table @ $218K... Less than 30 days on the market...

I have been a full time resident for almost 25 years and know the area and market well.

In the past 6 months (from today), there have been 2647 actual sales in Boca Raton. This is per the MLS. Inventory is about half of what it was 12-18 months ago. Lots of great deals are gone. It's gotten to the point that when something good comes on the market at the right price, there are multiple strong, cash offers for it. Kind of like a feeding frenzy.

Boca Raton is booming.

More homes are selling because sellers are getting more realistic with pricing their homes and if they are priced to sell they will sell. Buyers come out of the woodwork when they see great deals, which doesn't have to mean below market value.

I live and work in Boca Raton. The market for homes is strong and the number of homes for sale has lowered. Prices have risen a bit and it appears that slow appreciation is begnning.

I personally have had more activity , listings and sales , so far this year than I've had in many years .I see more foreign money coming in from everywhere and snatching up these properties at bargain prices. As that's happening I see rental prices are rising , so even more people will turn to buying instead of renting causing home prices to rise again . In a nutshell..it's a darn good time to buy in Boca .

The Boca Market and surrounding area are doing quite well. Inventory is down and sales are brisk. Two recent examples:
I took a client to see a beach front condo that had been added to the market a few days back. We looked at 10 AM. When we finished at 2 PM looking at various properties she asked to go back and walk the property from 10 AM as she wanted to make an offer. I called to schedule and found that an offer had been made and accepted already.
I recently visited a new home community just over the border in Delray that has been open 10 weeks and has sold over 100 homes with a range from 500,000 to 1,500,000.

It seems now that the market in the Boca area has emerged from the downturn as is the case in most of South Florida. The inventory of quality homes is quite low and prices are stable.
