How good,real good, is the sound proofing between the walls and the floors? Pity there is no elevator.

I'd recommend seeing listing at certain time of day and listening for noise. For example viewing a vacant unit at 8pm might give you an idea of what noise level might be representative. It's wood frame like most buildings that size. As was said by another agent Sellars Cove offers elevators. You can keyword search elevator in your price range to find those elevator communities, Luddi.
