well, you received many responses from agents in Florida, but the body of your message states you live in New Jersey. ????

Like the other responses below, have a REALTOR send you a list of all of the homes in the area you want, with the criteria you want, and simply receive an email with no pressure (or I hope that an agent doesn't pressure you to send you a list of comps!). However, you want to see actives, but the price of "Sold" homes are what you want to place your focus. A seller can ask for whatever they want, but doesn't mean a buyer is going to value/pay that much (or in some cases that little). Looking at sold prices gives you the real picture of home values. You may also check from city or county tax records for sold properties, depending on how they set-up their public website. However, that takes a lot of time and effort on your part, whereas a REALTOR has that information at his/her fingertips. Call a Realtor with good analytical skills. Choosing the wrong comparable properties can have the direct effect of artificially dropping the estimated value of your home or increasing it. My appraiser can value it for you for free subject to a listing agreement. This can have a knock on effect of ending up with an over priced or underpriced listing. I'm working with several investors looking for properties in the following price ranges. (200-350 range) (500-730 range)(3million plus range). If your home falls within these ranges, I will be happy to show it as long as you are willing to sign a listing agreement. I dont make any empty promises but I like to move fast and not waste my time or my clients time.

Contact a local Realtor and they can provide the information to you. If you don't want to do that, then you can go to the local county records. Most counties have a Property Appraiser record that you can pull to get the information you need.

My vote goes to Rob Thomas,Agent in Fresno.You nailed it. Second to the gentleman who advised you use a PRO. This is what we do for a living. If one were considering exploratory surgery, one would go to a Doctor. The same goes for our profession. Never underestimate the power of having a Realtor on your side.

After reviewing all the answers I do agree that a Licensed Professional Real Estate agent is your best bet. Comparable's, many times go beyond your "street or area" depending on its size. There is a lot more to the process than taking sales by numbers and dividing for an average!

We are all willing to help in your quest but what you must realize is that we all had and continue to get new education every day. This is a career that requires nurturing by us to bring the consumer the best possible service. Some days are consumed with research and classes of one sort or another.

If you are seriously ready to sell your home or buy another please use a licensed Real Estate Professional to get the job done right.

Enlist the help of a real estate agent. We have a data base of various neighborhoods and the surrounding areas of comparable properties. This gives us a more accurate estimation as to the market value of your home.

Go to the Green Trulia bar above and click on "Find a Pro", insert your zipcode. Look at the list of agents that appears, read about them and check their recommendations. Call one or two and see who you feel the most comfortable with. Ask them to email you a list of COMPARABLES and set you up for daily or weekly updates, they will gladly do so. Best of all you will get a list customized to what you are looking for and it is a FREE service from the agent. Then you can agree with them when it is time to get the property listed, then start to review offers.
