Call a local REALTOR and he/she will be able to provide the most up to date and accurate data. As REALTORs we have access to the most recent sales through the MLS.(Multiple Listing Service) You also could go to your local tax asessors office to do your own research, however this could be very time consuming. There are many ways to do this but the most effictive way is to call a local Realtor who can give you the current market conditions in your neighborhood. You will get a list of what's on the market, what is in escrow and recent sales. They will do this without any obligation or cost. Good luck.

If you’re looking to sell your home you need to get yourself the best and most accurate answer. It’s true that the very best way to do so is by contacting a Realtor. If the issue is that you want to sell on your own you should consider that statistically speaking, For Sale by Owner homes generally sell for less and remain on the market longer than those represented by a licensed agent. In the long run, you may end up losing money. Just food for thought. A good agent will contact their network of other agents and buyers to quickly get the word out about the property. The home would also get listed in at least one multiple listing service. This will give other agents the opportunity to find your home when they are looking for something similar in your area. If they do the listing justice, they would likely advertise it on some of the better known websites like Realtor.com, Yahoo real estate, etc. There is no charge for getting you specific information on sales in your area and there is no obligation for you to list with anyone who prepares a competitive market analysis. You can try to find the info yourself. A good source would be realtor.com. You might also try optimium homes, it is channel 606 if you have optimium cable service or optonline.com. If you want to go to the extreme effort, you can go to the municipality and research currenlty recorded sales. The EASIEST THING TO DO, is to contact a local REALTOR in the neighborhood you want to consider buying (or selling ) in. They can do this kind of work for you. I have access to information at my fingertips, that might be harder for you to find. Most agents will do a Market report for you, buying or selling. Hi Rachelle, I would't go with Zilow or any other online program, they aren't accurate enough just yet. I would ask 3 realtors, or subscribe to a service like HomeValuePlus.com. Don't forget to truelly compare your house to the comps. See if it really is similar and comparable: same size, beds, baths, curbside appeal, bathroom and kithcen upgrades and updates, flooring, etc.

Hi Rachelle. The most accurate and up-to-date information will come from a real estate agent in your area as most homes sell through the MLS. Public records and search engines only give you an incomplete picture of the market as they gather sold property data from public records, which can be outdated and incomplete. Just ask a local real estate agent to give you a comparative market analysis or just information about all the listings that sold within the past 3 months in your neighborhood. Just make sure you only compare properties that are really comparable. You'll also want to know which of the sold properties were short sales and bank owned.

If you're working on your own...check your local paper's Real Estate section or online. The best way is to have a Realtor run a CMA of properties in the area you are considering. I would first get preapproved with a bank...that way you can narrow your focus to see what you can get within your budget.
