With a refinance, the mortgage lender you have selected to work with hires an appraiser who puts together an opinion of value based upon comparables to the subject property. As a REALTOR, I am able to pull up properties as well and provide them to my clients to help them assess a general valuation but that can be loose with value. If you are only wanting a general, rough estimate, then I can provide those to you but keep in mind...many, many factors can influence that value (i.e. market conditions, the condition of the comparable properties which may or may not have had significant improvements or degradation).
Also, refinancing can impact the amount of money you will achieve when in the future you wish to sell. I can explain this to you as well if you wish.
