How badly has the housing market been affected in Conroe & The Woodlands, Texas area?

Susan, The sales of single family homes in MLS area 15 ( The Woodlands& west including Imperial Oaks and oak Ridge) are down 15.69% this year but prices are UP!
The sales of single family homes in MLS area 19 (Conroe area) are down 21.47% this year but prices are UP!
The sales of single family homes in MLS area 39 (Lake Conroe, Willis, Montgomery) are down 28.71% this year but prices are UP!
Days on the market are up in all areas. Homes priced and shown correctly and in good condition will sell. Not as fast as before but they will sell.

FIRST ANSWER

Susan,
I have not found the market hurt in the two subdivisions you mentioned at all. These are two well established subdivisions, the employment is good in the area. You have a higher than normal foreclosure rate in some of the newer subdivisions near Imperial Oaks because people were borrowing 100% to get into homes and stretching their income allowance as far as they could - but this did not affect the homes in Imperial Oaks as much as the turn over is not as fast there.
Texas really, and Montgomery county even less, suffering as most of the country is.
