How are houses renting in Beverly Hills?

How long does it take to fill a vacant house? Are there differences in rental ability depending on location, market value of the house? How long does an average tenant stay? How much do 3000, 4000, and 5000 (let's say brand new) houses rent for?

Well I work in Beverly Hills and homes are leasing for sure. It may surprise you to know that there are also short term leases that are furnished for a fairly decent price. Minimum lease is one year. It depends upon the property, it's features, location and price to determine how long it takes to lease and the final lease price.

The normal lease is for 1 year, but it is always negotiable between both parties. If a property is marketed properly, priced right, and it good condition, they usually rent fairly quickly. We have been having a flurry of both buyers and renters looking right now. If you are looking to rent, I would recommend finding a place fairly quickly, as spring approaches-the demand for rentals booms and inventory many times is limited. Are you looking to buy and then rent your home out? I would highly recommend using a Realtor to do this, not only to help you purchase your property, but they can also assist you in marketing and renting out the property and give you a good idea of what the property will rent out for. How long does it take to fill a vacant house? It depends how much the monthly lease. Definitely location, location and location counts a lot. Tenant usually stays the most at least for a year. Also, to your question about how long do the tenants stay? The average is a year. It also depends on the comfort of the owner, some are comfortable with 1year, some are comfortable with "month to month". Everything can always be "tailor made" specific to what the owner wants, he/she just has to be 1)reasonable and 2)competitive with whats already out there.

The time it takes to fill a vacant house varies. Whats the condition? What area?What are the comparable rents at? These are some important questions you have to answer. The best way to find out is looking at the surrounding rentals in the area and comparing them to what you have/ or what you are looking for. Thats where you'll find out the answers you need.

I forgot to address your question about how long tenants stay...typically a lease is for a year, but you can rent something out for a week, a day, or month to month. It just depends on what you are looking for and what the landlord or tenant wants/needs. As is everything in Real Estate, everything is negotiable!

Paula, just like homes that are for sale, Lease homes that are well priced lease faster than the over priced ones. Also if you are a Pet Friendly Landlord that will help in a quicker leasing of your home. Are you looking to lease your home? Or are you looking to Lease a home?

Hi Paula,

Rentals in Beverly Hills range in price from $7500 to $39,500 for a fully furnished home. This is for houses between 3000-5000 sq. feet. Price really depends on the location, amenities, upgrades etc. Hope that answers your question.

That depends on the price. Not many new homes for 5k or under in BH. 3k very rare too. Are you looking to rent out a home or lease one.
