This is why the old adage of Real Estate being local is so true. Within blocks of one another you could have houses at significantly different price points.

Appraising property is an art and is based on a great number of factors. Trulia estimate of value may be taking into consideration properties outside your immediate market.

For example: While within very close proximity a property in the "Roads" has a higher value per square feet than a property in "Little Havana", same goes for a property located on West Coconut Grove and a property located in Coral Gables.

In addition these statistics do not consider property condition, there is a very wide range of values in every neighborhood of Miami Dade County which is most of the time related to the condition of the property and not its characteristics.

An additional consideration is the Lot size and total number of square feet of site.
The setback from street is an additional enhancement of a home's value.

Trulia is not reflecting "Actual Sold prices" in the estimates of Value Shown?
