I wanted to ask about your recent experiences with values that are coming in on appraisals done in the 94707 zip code (Berkeley). Specifically, I have a client looking to refinance an SFR and their own estimate of value is north of $1MM, while most online resources show values in the $800K to $900K range.

Since we're all left to deal with HVCC, desk reviews, etc., maybe we can outsmart this system to a degree, and help each other out by sharing real-world information here in the forum.

Any advice is helpful.

In 94707 area, there are a number of variables that greatly influence the appraised value of a SFR, besides the normal sf,br/ba,..... does it have a full view / partial view (this may add $10,000 - $25,000 to value. Comps are difficult, but you can find them. So many of the houses in this area are one-of a kind, no "tract" homes.

FIRST ANSWER

We saw a few large Albany homes in the north of $1mil range. I sold one on Peralta...but that was another market. The MLS will give you the most up-to-date values that are current. all the best. Liz
