Has the market in Rowlett 75088 gone up down or flat? Any % over the last 6mos would be helpful.?

Rowlett is my favorite place. I live in Waterview. The market is selling fast most of my listings sell withen the first 2 months. I try to get as much as I can in this area as I live here so I want to keep the values high. However if you are looking to buy in Rowlett due to it being a buyers market there are lots of forclosures & Hud homes we can get a smokin deal on.

Hi Glen,

As of March 2008, the number of new listings is down 33% from one year ago. If you are looking to sell, this is a good thing because you'll have less competition. If you're looking to buy, there is less on the market this year than last.

Closed sales reported are down 10.4%, the average sales price is down 1%, the percent of original list price received at sale is down .8%, average days on market is up 11.4% and in March there was an inventory surplus of 502 homes.

Currently, there is about 6.5 months supply of inventory in Rowlett. Six months is what's considered "normal," so this is looking good.

FIRST ANSWER
Zip Code 75088 there has been
a) 161 SOLD homes from $50K up to $475K
b) 53 PENDING homes waiting to close from from $49K up to $340K

Have that many homes sold in less than 6 months we have not considered to reach the busy time for the year for listings and buyers I find that to be GREAT numbers for Rowlett homes for sale
