You would do well to talk to an appraiser. You can either pay for an appraisal or some appraisers will actually give you a pretty good idea for free or a small fee. I almost bought a home for $450,000 which, after consulting an appraiser, was really worth about $250,000. Many owners are stuck on their 2006 prices. They don't realize how far the market has dropped. They figure it was worth $600,000 in 2006 so it must be worth at least $400,000 now. If you talk to appraisers you will find they are swamped. And now, with the moratorium on foreclosures ending, things are busy. One appraiser told me there are 100,000 foreclosures about to begin in the San Bernardino/Riverside area. This is part of the "new wave" of foreclosures everyone has been talking about. You'll undoubtedly get a very different point of view from realtors, and you should definitely talk to them. Just make sure you get a list of properties that have actually sold in the past 3 months. And then consider that prices are going to continue to drop in most areas. A few days ago I spoke with an owner who had just sold her mountain property up in Santa Barbara. She first had it listed in late 2007 for 625,000. She had an offer in 2008 for 565 which she turned down. She just sold the house for $350,000. If you need to sell sometime in the next 4 - 5 years you should sell NOW. Interest rates are artificially very low now and the new wave of foreclosures has not yet hit the market. Just check the comparable sales and price your house fairly and it should sell.

Sales and customer contact have been increasing with warm weather and warmer market conditions. We have a great inventory, great prices and there are loans available.

At Re/max in Lake Arrowhead agents have been busy showing homes to clients, sending requests by email and talking to walk in future clients.

This Sunday I had a very nice walk in client who understands that for retirement this is a great place to buy and this is the time to begin their search. We have so many little villages and types of homes. They will be visiting to tour areas and snoop in homes.

My personal real estate website has a traffic counter. I can tell by the ammount of traffic and where it is coming from the interest in homes.

Currently cabins for retreats , investment or retirement are desired in our area. Million plus homes and lakefronts are also being shown and sold. Many full time homeowners have also started their searches for homes. Clients with children want to close before the end of summer so that they can get their children settled before school starts.

The vacation, full time and investment market is warm and getting warmer. I expect with all the activities planned for Lake Arrowhead village this summer, the life style offered and the great homes we will have a great spring summer season.

I am working with a variety of clients in all price ranges and they are narrowing their searches. Thinkers and lookers are becoming buyers.

Head for the hills for a great life and wonderful real estate.

Wrightwood real estate experienced a slow down in sales that has not been reflected significantly in prices. 11 homes closed in the wrightwood real estate market for the period 1/1/07-2/28/07 for an average price per square foot of 234.6 compared with the same period for 08 there were 7 sales at 233.21 per square foot.

Property is still moving very well up here. Yes the market has dropped a little bit but the San Bernardino Mountain Communities have always been about 6 months behind in the overall market. We have also avoided the peaks and valleys of the overall market throughout the years thus making our overall investments a lot stronger. To say the least if you price your home right and have a good agent that is goal driven then you shouldnt have a hard time selling your house at your price.

FIRST ANSWER

If you don't have to sell, then wait. Bank owned homes are selling like hotcakes, but they are still bringing home prices down, so you wouldn't really be getting the value of your home. I rec waiting if you can, if not then list with someone who does extensive internet advertising to maximize showings.
