If you are doing it for real estate taxes, You need very specific information. I did this on my personal residence two years ago and managed to get them lowered by 11,000. Made my husband's day. I did the comps and he did the visit with the Taxman. remember that they have appraisers and we do it from the real estate side. They will take our numbers and arguements to differ with theirs too. Mostly it is important to know which of the properties they used were NOT really comparable to yours and why. So this is why you see all of us asking you to call so we can get specific information from you that will give you the real ammunition you will need for your area. Mary, David is correct, your best bet is to get a market analysis done by an agent. The tax assessor's office will accept it. Most of us provide this as a free service to people.

My assumption is that you are collecting data to put in front of the Dallas County Tax Assessor Collectors office to dispute the value of your home and bring your taxes down or keep them lower.
