Nowadays, commissions will depend on the seller's motivation. While some agents will negotiate their commission, with the inventory levels as high as they are, a seller has a much better chance of getting more exposure for their property listing at 6% rather than 5%. Keep in mind this fee is typically split between the listing agent and the buyers agent. If you were representing a buyer, which properties are you going to show first? those who are offering 2 1/2 % or 3% ?

The answer to your question is that each Realtor will settle ( negotiate ) their fees on a case by case basis by law.

That is difficult as agent fees vary with each individual agent. All fees are negotiable by law so when you find the agent you like discuss their fee with them.
