While some agents will negotiate their commission, with the inventory levels as high as they are, a seller has a much better chance of getting more exposure for their property listing at 6% rather than 5%. Keep in mind this fee is typically split between the listing agent and the buyers agent. If you were representing a buyer, which properties are you going to show first? those who are offering 2 1/2 % or 3% ?
