This property is, as you likely know, a foreclosure, and as with most foreclosure the listing details are scant, including those details with respect to what is covered by and included in this fee. It is safe to assume that the fee covers, at a minimum, building insurance, exterior â€“ such as roof â€“ repairs and maintenance and grounds maintenance. The property originally came on the market in January of this year at a list price of $135,000; it went under contract in mid-summer, but that contract fell through; it has had several price reductions to its current list price of $109,350. Its current city tax-assessed value is significantly higher. It appears that the prior owner, on whom the foreclosure was conducted, had purchased the property in 2004 for $126,000.
