Hello Tom,

A standard 25x125 lot zoned for a Single Family Home will be $450,000 to $500,000 east of Western. The Bell school district extends west of Western and less expensive lots may be available there. Check any address you're interested in at http://www.cps.edu/ at the school locator section. By typing in the address you'll see what school district the property is within. These boundaries have been known to change so always check with the school prior to moving forward with a purchase.
Finally, don't forget to take into consideration the cost of demolition, clearing an existing structure from the lot and the expense of drawing up plans and obtaining building permits.
Best of luck, Ken.

It really depends on the area in North Center. I know you said Bell School District, bu even then there is some disparity in pricing. Roughtimate between $400-$500,000 (and even more), depending on how the land is zoned and whether or not it is a tear-down or ready land.

Bell School District is highly sought after. Sometimes you can do better knocking on run-down houses' doors and asking if they want to sell.
