Does anyone else see the market heating up in Spring of 09... Sedona's properties seem to be moving well...

I completely agree with you. This Spring 09 has been incredible in Sedona sales. As prices still decline, sales are up, what I call the "inverse relationship". And its not just here, the bright spots in the market are found in Arizona, Nevada, California, and Florida. All of these areas saw increases by 25 percent or more.

In Sedona current number of pending sales is five times what it was at the beginning of the year in Jan. It is in fact higher now than it was in May of 2005 when the market was at its peak.

I am in Northern Nevada, we are tops in REO's. My phone and email is all about "first-time buyers" wanting to buy. I have closed more homes in 90 days than all of 2008. I wrote a post on the First-Time Home Buyer Tax Credit, a few weeks ago, my buyers filed 2008 tax return and will get a refund of $8000.
I am writing one offer a week for the past month.

The phone and the email traffic are amazing. I have a buyer's agent and will be interviewing for another. It is like 2005 on Crack. Prices are low, interest rates are low.
We are selling homes. It is nice to hear that our brothers and sisters in Sedona are finally starting to get busy…

Hi Rick,

Our market for 250k and less is very active here in Phoenix and Scottsdale.

I'm actually having difficulty finding homes for buyers with particular tasted and wants now unlike before.

The MLS is showing more sold signs then actives in North Phoenix North of the 101 from Desert ridge and out to Carefree.

It's great to see things turning!

The phones are ringing in Prescott and buyers are submitting offers. Contracts are coming in! The price points are still at the low end and lender involved properties are HOT< HOT < HOT!
