Do you think Marco Island Real Estate prices will continue to decrease in 2008?

A year from now, my dad and I are considering buying a home in Marco Island. Can we expect listings to drop even lower in price or will they remain around what they are currently.

The Marco market has been close to the bottom for some time. Marco was the first area in SW Florida to take off and be in demand. It was also the first to crash. Now it is poised to get busy again. Right now there are investors everywhere buying up property that is value based. There are buyers throwing out ridiculous numbers for properties and they are not getting their offers accepted. I seriously think we are past the bottom of this market. My receptionist is threatening to quit and demanding a raise. I calmly explained to her that answering the phones is what she is supposed to be doing and the fact that they are ringing again is a good thing.

But, who cares what I think. Buy price insurance. (You should be saying huh....What...Price Insurance?)

Every Realtor Carries it. Buy some.....

Another name is "The Option” Look at it as Price Insurance.

You buy an option on a home and lock in a price. For arguments sake, I am going to use some round numbers.

You find the home you like and get it under OPTION contract, which gives you the right to buy it at say, 300K. This option costs you, let's say 1,500.

Now a year from now, I was right and that home is worth 335K, well you can buy it for 300 because you have the option. What...You changed you mind....Hmmm..OK sell the option for 10K and someone else gets a 335K home for 310K. You made 8.5K.

-OR-

Chicken Little was right and the sky did fall and the house is worth 250K. You don't exercise the option and walk away.......your 1,500 "insurance policy" saved you from making a 50K mistake.

FIRST ANSWER
We have seen price adjusting in all categories and the properties that today are well priced are now selling. The price adjustments we will continue to see will be those that are still priced above the market. For this reason while the choices are still good it is a great time to buy in Marco Island.
