We are thinking of moving to North Ranch, but am a bit concerned with the price ($925K). Does this area tend to hold its value? Also, is it just a place for transplants, or do Denver natives also live in Ken Caryl?
Thanks.
There's a good foreclosure site at http://www.DenverForeclosureBrokers.com
But remember, in the better areas, the foreclosures can sell with multiple offers on the first day they are listed!
As a first time buyer, when I was trying to buy a foreclosure, just couple of months earlier, I was surprised to find that the values in this area haven't dropped as much. The quality of the houses (at least the ones I saw) was pretty good. I can't understand why.
On another note, I wish there was a way to "thumbs down" answers here. Broker Kathryn Carlson down below seems to be trying to glorify her personal career and her business more than helping out buyers with honest questions.
Shouldn't there be another way to gain business? Sure, little advertising is fine, but cheez look at the response.
I do like some brokers on trulia. If you genuinely help buyers out, business will automatically come to you.
We tranplanted to the Ken Caryl area 30 years ago. We lived on the plains when they were still raising cattle in the Valley. Then moved into the Valley when they started to build there. When we decided we wanted more space and more Areage with more of a Country/Colorado feel we discovered the Deer Creek Mesa/White Deer Valley area just 3 minutes south of our old home in the Valley,
on Valley Parkway. We were able to keep our kids in the same schools (which are great and was very important to use) and keep a membership in the KenCaryl recreation district so the kids could go to the same pool etc etc. Now we have 1.6 wooded acres on a cul de sac that backs to acres of wooded open space, with mountain views, rock outcroppings and a stream running along side our property and tons of privacy yet very close to everythingl and we can even have a horse in our backyard if we wanted too. Having lived in Colorado for 30 years we consider this area to be the Best Kept Secret in Denver and worth looking into.
Good Luck with your search.

Ken Caryl is extremely picturesque. Red rock outcroppings, surrounded by foothills in a storybook Valley and views of the Queen City of the West all make this a very attractive neighborhood for Denver relocation buyers. They seem to want that "Colorado feeling" and you'll find it there in spades.
We recently just reported on the property tax election there and the benefits it will bring to the Valley. I've attached a link to that story below. All ballot issues did pass.
Ken Caryl is holding value-----as it is a desirable place to live. Near the foothills-----and easy access to the mountains. Ken Caryl is great because it's close to Denver yet also is secluded enough to feel private and away from the hustle and bustle. It compares with Evergreen and Conifer yet those two areas are a bit further into the mountains.
It's a beautiful area, and close to a major expressway. The concern is that there are a couple of soils issues scattered around. You need to really be areful there, but if you find something you like I can do the research and confirm if there are any issues.
Andrew,
Where did you wind up?
As you know many people believe this area is special and yes, there are soil issues there as there are in many places in Colorado.
Anthony
It's one of the special places in the metro Denver area.
However, be sure to spend a few extra dollars on a 'complete' soils report. There's some bad spots around.
The North Ranch area of Ken Caryl is a wonderful place to live. The area is a favorite for those who appreciate beauty and space. Built in the late '80's and early 90's some of the homes tend to be dated. Most homeowners have taken it upon themselves to update because the area is so special. I really can't answer for sure if there are Denver natives living in North Ranch, they are after all out numbered!
I would contact Kristal Kraft from the Berkshire Group. She is a Denver relocation specialist and really knows the market. Her web site is below.
