DO you have any statistics describing average time on the market for various size/price homes, and asking versus actual selling price?

The MLS we have makes that a very simple process - I think you could give one of the coldwell banker agents there a call and they would be happy to give you the stats you need. That will also show up when we do a market analysis for you in general here in the Grants Pass area - so it should be easy enough for them do to- wishing you the best!

Talk to your local agents there in Brookings. That's a great Oregon Coast town, but most areas of the coast have been hit hard with the economy, second homes were unloaded rather cheaply, up and down the coast so research your data, and maybe best to build after you have a buyer. Most lenders may not finance for spec homes, yet in this market. So talk to your lender first and see if there is any chances for you. The I-5 corridor is a better place to see the return for builders.

I'd think a Realtor in your area would have all that information. It depends on the MLS and the data it can provide. However, where I am we can provide that sort of information very easily.
