The housing market in Anthem for homes under $200,000 is fast and furious. Anthem still is unique that is falls under USDA rural housing guidelines and certain buyers can get 100% financing in this price range. I have multiple buyers for Anthem that have been attempting to get a property up there for months in the lower price ranges. I currently have an Anthem condo in escrow for $75,000 and a country club home at 1432SF in contract for $125,000. So of course, the values are terrific in my humble opinion. July is a high buying time and if you are in that range of under $200,000 maybe waiting another 30-60 days to start may be beneficial. I still predict the market will be good. Don't wait too long though...Anthem is a haven for vacation rentals....once the winter visitors arrive, they tend to start seeking to buy once they see the prices of the homes.

I forgot to mention that it may be a good idea to wait a few months before you buy a home. In fact, I'm advising most of my buyer clients to wait a few more months.

I have been working with a number of clients that would like to purchase in Anthem! There are some great values however they are selling quickly. If you have to transit to Phoenix every day you may want to reconsider if you do.

I am not sure on your other question about how many are seller financed! However there may be a small percentage. It would be home owners not lender owned or Short sales.

There are some excellent values available in Parkside. Some are available at under $80 per sq. ft.

Yes, still good values in Anthem. Inventory levels are down currently. Good ones are going fast! Better hurry, the market is heating up.

FIRST ANSWER

Hi Carl,

I just helped a home buyer purchase their first home in Anthem and their purchase price was the lowest in the past 6 months. So, there are definitely great deals to be had in Anthem.
